

Hazelbrook Renovation, Subdivision & New Build

Overview
This project began with the renovation of an existing cottage and evolved into a much larger outcome — including subdivision of the block and construction of a new four-bedroom home.
Working closely with Catherine and Ian from the early stages, we helped guide the project through renovation, design, planning, and construction to deliver a high-quality result across both dwellings.
The Starting Point
The original cottage was in poor condition and required a full renovation.
The goal was to transform it into a clean, functional, and appealing home that could perform well as an investment property.
The Renovation
We developed a cost-effective approach to bring the cottage up to a high standard while keeping the project financially viable.
The renovation included:

new kitchen and bathrooms

recladding of external walls

new roofing
-
new internal linings
-
full internal refresh
The result was a well-finished, attractive cottage that felt like a new home.

Unlocking Additional Value
During the renovation process, we identified the opportunity to subdivide the property.
We worked with Catherine and Ian to explore this option and guide them through the process, ultimately allowing for the construction of a second dwelling on the newly created lot.
Design & Planning
For the new home, we collaborated with a local designer and draftsperson to develop a design that worked with:

We provided input throughout the design phase to ensure the project remained practical to build and aligned with cost expectations.
Catherine had a strong vision for the design and finishes, and we worked closely with her to achieve the desired outcome in a cost-effective way.
The Build
The new home was designed as a spacious and functional family residence, including:

a dedicated study

two bathrooms

double garage
-
open-plan kitchen, living and dining area
The focus was on creating a comfortable, well-proportioned home with a clean and modern finish.
The Result
The completed project delivered two high-quality dwellings:

a new four-bedroom home

Following this project, Catherine and Ian referred us to family members, including a project for Catherine’s brother.
This involved a 60m² extension featuring:

large structural beams supporting a floating roof design
